A sleeper pool on a Portsea build — access strategy as the design driver
The pool was built at the same time as the house. With access set to become restricted as the build progressed, the pool had to be installed early — fully completed, then sealed under an OH&S-compliant engineered lid locked onto the concrete beam. The lid stayed in place for months. When it came off, the equipment went in, the paving was finished, the final fence went up, and the family moved into a pool that had been waiting for them since day one.

On peninsula builds, access typically only gets harder as the house comes up. So the sequence was: install the pool fully, fill it, install the concrete edge beam, then seal it under a heavy-duty engineered lid. The pool became a paved-over footprint that builders walked across for months.
OH&S-compliant engineered lid
Locked to the concrete beam — safe for workers, safe for the pool.
This isn’t a tarp. The lid is engineered to OH&S standards, locked down onto the pool’s concrete edge beam, rated for foot traffic and material loading. The trades could work above it without risk to themselves or the pool shell underneath.
The large-block strategy
Start from the farthest point. Protect storm water and agi drains the access pathway will need.
On large blocks like Portsea ones, it’s tempting to build whatever’s closest to the road first. The smarter approach: start from the farthest point and work back. The access pathway you’re creating gets used by excavators, concrete trucks, equipment crews — and underneath that pathway are the storm water and agi drains you don’t want crushed. Sequence matters as much as design.
Waking it up
Lid off, equipment installed, temporary fence up, paving in, final fence in place, family moves in.
Several months before house handover, the lid came off. Equipment was installed; a temporary fence went up while paving was completed; the final pool fence was placed. The day the family arrived at their new house, the pool was ready to swim in.
